Residential Standard at Scale

Property managers call us second, then first.

Most property managers have been burned on multifamily roofing before: cheap materials, rotating subs, 90-day warranty, a manager who finds out about the leak six months after the rain. Our multifamily work uses the same crews, materials, and documentation as our highest-end residential jobs. Photo-documented installs, Site Manager assigned per property, and communication that does not require chasing.

    Photo documentation on every building

You get a Company Cam feed for your records. When a tenant reports a leak, you can confirm from the photos what was done in that area and when.

  2. 02

    Dedicated Site Manager per property

Not a rotating foreman covering five jobs. One person, your project, full attention, for the duration.

  3. 03

    Residential-spec materials at portfolio scale

Malarkey Premium or PABCO on asphalt buildings. Standing seam metal where it fits. No separate budget multifamily product line because the savings are not real once callbacks are factored in.

  4. 04

    Communication before, during, and after

Written scope, weekly update on long projects, walkthrough with punch list at closeout. Direct line to Dylan if anything escalates.

Tenant-Respectful Scheduling

Project sequencing
for buildings with people in them.

Real people live in every unit. Multifamily is different from single-family in one big way: real people are home while we work. We plan around that.

Multifamily by city

Apartment and condo roofing across Snohomish and King.

Every crew is Snohomish-based. Every multifamily roofing project follows the same process, whether it is one mile from HQ or one hour.

Will you do commercial roofs?+
Pitched commercial yes — warehouses and pitched industrial buildings are within scope. Flat-roof commercial is not. Residential multifamily (apartment buildings, condos, townhome associations, HOA-managed communities) is also a regular part of our work.
How big can you go?+
Single buildings to multi-building portfolios. Our operational limit is determined by Site Manager availability (one per project), not by square footage.
What about condo associations and HOAs?+
Yes. We regularly work with HOA boards, property management companies, and condominium owner associations. We can attend board meetings to walk through scope and answer questions.
Do you work with insurance carriers on portfolio claims?+
Yes. Particularly after significant weather events in Snohomish and King counties, we have managed insurance coordination across multi-building portfolios.
How do we get a bid?+
Same as residential — call the office at (425) 229-2198 or fill out the contact form. Multifamily projects route to the right Site Manager from there.
